BIM Legal embraced by the industry
Ten parties, including the Ministry of Spatial Planning and Housing (VRO), the Homeowners' Association (Vereniging Eigen Huis), Bouwend Nederland, the Royal Notarial Association (KNB), Aedes (the federation of housing corporations), and others have officially committed to BIM Legal. IRP is, of course, proud to have been involved from the very beginning of this project.
The goal of the parties is to accelerate housing development and strengthen legal certainty for future residents and professionals.

In 2021, the “Gouden Zandloper” (Golden Hourglass – awarded by Advocatie) was won with the BIM Legal project, technically developed by IRP. This award-winning initiative was a collaboration between BPD Area Development, Notary Office Westvaer, and IRP. It was both innovative and informative. The project demonstrated that it is possible to link legal information to a BIM model. This makes legal information more accessible and understandable for buyers of newly built homes.

Previously, we published several examples of BIM Legal projects. One example showed how legal information can be linked to a parking space. When clicking in 3D on a parking spot, a pop-up appears showing relevant legal information. For example:
"The seller will provide parking spaces. The buyer is obligated to maintain, repair, and, if necessary, replace these. If the buyer fails to do so, a penalty applies, and the buyer is still required to restore the parking spaces. This obligation also applies to future owners."
At the same time, this information is also available in text format.
To make the functioning of this innovation tangible, several demonstration videos are available on our YouTube channel, showing how legal information is used within the BIM model. In these videos, you’ll see how users can select specific parts of a house or plot — such as a parking space or property boundary — via an intuitive interface, after which the associated legal information becomes immediately visible.
Open the housing configurator to experience it yourself. Detailed information about a house becomes available when a house is selected and its 3D model is opened. The legal information is accessible on multiple levels — both at the individual home level and for the entire development.

All of IRP’s web development is based on the ISO 19650 standard, the international norm for information management throughout the lifecycle of a building. This standard, formerly known as BSI 1192-X, has now been almost fully implemented in BIMkeeper.
